These Terms of Service apply to your access to and use of PropEasy.
By creating an account or using PropEasy, you agree to these Terms. If you do not agree, you must not use PropEasy.
1. About PropEasy
PropEasy is operated by Gabe Thomas, ABN 73 353 122 461.
In these Terms, “PropEasy”, “we”, “us” and “our” refer to Gabe Thomas trading as PropEasy. “You” and “your” refer to the person or organisation using PropEasy.
PropEasy is designed for self-managing landlords and property owners in Australia.
2. What PropEasy provides
PropEasy provides software tools to help self-managing landlords organise rental property information, track rent, manage property-related tasks, store records, monitor compliance-related obligations and access general educational information about Australian residential tenancy requirements.
PropEasy may include tools such as: property and tenant records, rent tracking, maintenance tracking, compliance checklists, reminders and workflows, document or notice generation, general tenancy guidance, and AI-assisted guidance through Ask Lisa.
PropEasy is a software platform. It does not replace your own judgment, professional advice, or confirmation from the relevant tenancy authority.
3. General information only — not legal advice
PropEasy provides general information only.
Nothing on PropEasy is legal advice, financial advice, tax advice, accounting advice, property management advice or professional advice.
You should always verify your obligations with your relevant state or territory tenancy authority, a qualified legal professional, accountant, tax adviser or other appropriate professional before acting on information from PropEasy.
You are responsible for your decisions as a landlord, property owner or property manager.
4. Your responsibilities
You are responsible for how you use PropEasy. You must ensure that:
- the information you enter into PropEasy is accurate, complete and up to date
- you have the right to collect, upload, store and use any information you enter into PropEasy, including tenant information
- your use of PropEasy complies with all applicable laws
- you independently check any information, reminder, notice, document, workflow or guidance before relying on it
- you do not use PropEasy in a way that breaches a tenant's rights or your legal obligations
PropEasy does not guarantee that any reminder, checklist, document, workflow or guidance will be legally sufficient for your specific circumstances.
5. Eligibility and accounts
You must be at least 18 years old to use PropEasy.
You must provide accurate account information and keep your login details secure.
You are responsible for all activity that occurs under your account. If you believe your account has been accessed without permission, you should contact us as soon as possible.
We may refuse, suspend or terminate access to PropEasy if we reasonably believe you have breached these Terms, misused the platform, failed to pay subscription fees, created legal or security risk, or used PropEasy unlawfully.
6. Acceptable use
You must not:
- use PropEasy for any unlawful purpose
- upload false, misleading, unlawful, harmful or inappropriate material
- attempt to access another user's account or data
- interfere with the security or operation of PropEasy
- reverse engineer, copy, scrape, resell or exploit PropEasy
- use PropEasy to harass, threaten, discriminate against or unlawfully disadvantage any tenant or other person
- use PropEasy in a way that could damage our systems, reputation or other users
We may investigate suspected misuse and take appropriate action, including restricting or terminating access.
7. Ask Lisa and AI-assisted guidance
Ask Lisa is an AI-powered guidance tool available through PropEasy.
Ask Lisa may help explain general tenancy concepts, compliance tasks, property management steps or platform-related information. However, Ask Lisa is not a lawyer, property manager, accountant, tax adviser or qualified professional.
Responses from Ask Lisa may be inaccurate, incomplete, outdated or unsuitable for your circumstances.
You must independently verify all AI-generated guidance before acting on it, including before:
- issuing a notice
- increasing rent
- entering a property
- ending a tenancy
- lodging a tribunal application
- withholding or claiming bond
- communicating legal rights or obligations to a tenant
- taking any action that may affect a tenant's rights
You should not rely on Ask Lisa as your only source of information.
8. Documents, notices and templates
PropEasy may provide or generate templates, documents, notices, letters, checklists or workflows. These are provided as general tools only. They may not be suitable for your property, tenant, lease, state or territory, or specific circumstances.
You are responsible for reviewing all documents before using them and ensuring they comply with applicable laws.
PropEasy does not guarantee that any document, notice, template or workflow will be valid, enforceable, complete or suitable for your intended purpose.
9. Subscriptions and billing
PropEasy may offer a free tier and one or more paid subscription plans, billed monthly or annually in Australian dollars through Stripe.
By subscribing to a paid plan, you authorise us and our payment provider to charge the applicable subscription fees using your selected payment method.
You can cancel your subscription at any time through your account settings. Cancellation takes effect at the end of your current billing period. Unless required by law, we do not provide refunds or credits for change of mind or unused portions of a billing period.
Nothing in these Terms limits any rights you may have under the Australian Consumer Law or any other law that cannot be excluded.
10. Australian Consumer Law
Our services come with guarantees that cannot be excluded under the Australian Consumer Law.
For major failures with the service, you may be entitled to cancel your service contract with us and receive a refund for the unused portion, or compensation for its reduced value. You may also be entitled to compensation for any other reasonably foreseeable loss or damage.
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy that cannot lawfully be excluded, restricted or modified.
11. Your data
You own the information and content you enter into PropEasy. We do not sell your data.
You grant us permission to host, process, transmit, back up and display your data as needed to provide PropEasy and its features to you.
You are responsible for ensuring that any personal information you enter into PropEasy, including tenant information, is collected, used and stored lawfully.

12. Privacy and third-party providers
PropEasy may use third-party providers to operate the platform, including providers for hosting, authentication, payments, email, analytics, storage, database services and AI features. These providers may process information on our behalf where necessary to provide PropEasy.
We take reasonable steps to protect user information, but no online service can be guaranteed to be completely secure. See our Privacy Policy for more detail.
13. Platform availability and changes
We aim to keep PropEasy available and functioning reliably, but we do not guarantee uninterrupted, secure or error-free access. PropEasy may be unavailable due to maintenance, updates, outages, technical issues or third-party service interruptions.
We may add, remove, change, suspend or discontinue features at any time.
14. Intellectual property
PropEasy, including its software, design, branding, content, features, workflows, layout, graphics, logos and underlying technology, is owned by us or licensed to us.
You must not copy, reproduce, modify, distribute, resell, reverse engineer or create derivative works from PropEasy unless we give you written permission.
15. Feedback
If you provide feedback, ideas or suggestions about PropEasy, you agree that we may use them to improve the platform without restriction or payment to you.
16. Limitation of liability
To the maximum extent permitted by law, PropEasy is not liable for indirect, incidental, special, consequential or economic loss, including loss of profit, loss of rent, loss of data, loss of opportunity, business interruption, legal costs, tribunal outcomes or losses arising from reliance on information provided by PropEasy or Ask Lisa.
To the maximum extent permitted by law, our total liability to you for any claim relating to PropEasy is limited to the amount you paid to us in the 12 months before the claim arose.
Nothing in these Terms excludes, restricts or modifies any right, remedy or guarantee under the Australian Consumer Law or any other law that cannot lawfully be excluded, restricted or modified.
17. Indemnity
You agree to indemnify us against loss, damage, cost or expense arising from:
- your breach of these Terms
- your unlawful use of PropEasy
- information you upload or enter into PropEasy
- your dealings with tenants, contractors, agents or other third parties
- your reliance on PropEasy without appropriate verification
- your breach of any law or third-party right
This indemnity does not apply to the extent the loss is caused by our negligence, wilful misconduct or breach of law.
18. Termination
You may stop using PropEasy at any time. We may suspend or terminate your access if you breach these Terms, fail to pay subscription fees, misuse the platform, create security or legal risk, or where required by law.
We may retain or delete account data in accordance with our Privacy Policy, legal obligations, backup processes and legitimate business needs.
19. Changes to these Terms
We may update these Terms from time to time. If we make material changes, we will take reasonable steps to notify you by email or through the platform. Your continued use of PropEasy after updated Terms take effect means you accept the updated Terms.
20. Governing law
These Terms are governed by the laws of New South Wales, Australia. You and PropEasy submit to the non-exclusive jurisdiction of the courts of New South Wales.
